The developer shall prepare and record an agreement for notice to future owners for maintenance of <br /> the private road by the owners and shall be noticed by a statement on the Final Map. (Civil Code <br /> 845[b]) <br /> j. A community retention pond/terminal drainage system shall be provided to meet the requirements of <br /> the County and to provide adequate drainage for the subdivision. Hydrologic and hydraulic analyses <br /> shall demonstrate that all property, both downstream and upstream of the discharge,will not be <br /> subject to a higher flood level as a result of the proposed drainage. (Development Title Section 9- <br /> 1135.2) <br /> k. All development storm drainage shall be retained by the project's community retention pond//terminal <br /> drainage system, including Lots 1 and 15 as shown on the tentative map. No drainage may be <br /> retained within individual lots since the lots are less than 2 acres in area. (Development Title Section <br /> 9-1135.4[x]) <br /> 1. The access road to the proposed retention pond shall be paved. The slope of the road shall not <br /> exceed 10 percent. <br /> m. The project shall construct a public water well, including a back-up power generator, and shall <br /> connect to the existing system in"B"Street. The public water system shall conform to the <br /> requirements of the Environmental Health Department and the Department of Public Works. The <br /> system shall provide adequate domestic and fire water supply in conformance to the requirements of <br /> the County Fire Warden and the local fire district. A test well showing that the production well will <br /> meet all applicable standards is required prior to approval of the improvement plans of any work <br /> within the site. (Development Title Sections 9-1120.2 and 9-1120.4[a]) <br /> n. The developershall perform all tests and measurements of the back-up generator system as <br /> required by the San Joaquin Valley Air Pollution Control District to obtain a permit to operate a diesel <br /> or natural gas powered generator set <br /> p. Water meters shall be installed on all water services. (Board of Supervisors Order B-91-650) <br /> q. The gated entrance shall be located back from"B"Street to provide sufficient length to allow vehicles <br /> to queue without blocking"B"Street. <br /> r. This subdivision is approved for recording as a single unit; phasing is not approved. (Development <br /> Title Section 9-1100.3) <br /> s. A Preliminary Soils Report is required in accordance with County standards for the purpose of <br /> determining the R-Value for the design of the roads. (Development Title Section 9-910.2) <br /> t. All utilities shall be underground except power transmission facilities of 35 KV or greater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by the <br /> public utility companies. (Development Title Section 9-1155.2) <br /> u. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices and <br /> San Joaquin County standards and shall be shown on the improvement plans.
