The Community Development Department <br /> has reviewed the Major Subdivision application and responses from other agencies; and <br /> providing all outstanding issues have been resolved, will be recommending that fhe <br /> Planning Commission approve the project subject to the following conditions: <br /> Major Subdivision Application No. PA-0300569 was approved by the Planning <br /> Commission on . The effective date of approval is . This tentative map approval will <br /> expire on , which is three (3) years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements . <br /> shall be complied with prior to approval of the Final Map. TREE PRESERVATION: Future development on the parcels shall be consistent <br /> with the requirements of the County's Tree Preservation Ordinance: <br /> 1) The following note shall be placed on the Parcel Map and also shall be <br /> recorded as a separate instrument: <br /> a) The removal of a Native Oak Tree, Heritage Oak Tree, or Historical Tree <br /> shall require an approved Improvement Plan application. (Development <br /> Title Section 9-1505.3) <br /> 2) Each Heritage Oak Tree or Historical Tree that has been removed shall be <br /> replaced with five (5) trees or acorns, or combination thereof.
