Ile
K L E I N F E L D E R I
3
8.1.3. Off-Site Findings
i
E
Kathjyq Bull 'Pro ert , located approximately 100 feet west of the site, appears on the HIST
UST databasel.due to two underground storage tanks.
* Clements Autom..o_ tive Repair, located approxi
mateiy 1,000 feet southwest of the sate, appears
on the HIST UST database due to four underground storage tanks.
• Clements Rural Count Fire Pro located approximately pp ly 1,000 feet south southwest of the
site, appears on the HIST UST database due to an underground storage tank.
• A pole-mounted transformer and a pad-mounted transformer were noted along the southern
edge of the site, in the southwestern corner.
8.2. DEVIATIONS '
No significant deviations were made from the ASTM E 1527-00 practice. No other "non-scope"
considerations, such as asbestos-containing materials, radon, lead-based paint, lead in drinking
water, wetlands, regulatory compliance, cultural and historic resources, industrial hygiene, health
and safety, ecological resources, endangered species, indoor air quality and high voltage power
lines, were considered for this report.
8.3 CONCLUSIONS AND RECOMMENDATIONS
E We have performed a Phase I Environmental Site Assessment in conformance with the scope and
limitations of AS !JM Practice E 1527-00 of the approximately 21-acre property located at 18327
East State Highway 88 in Clements, California. Any exceptions to, or deletions from this
f practice are described in Chapter 8.2 of this report.
In summary, this assessment has revealed evidence of recognized environmental conditions in
connection with the property.
L On properties with a history of agricultural use, many underground pipelines may exist. It
was common '[for said pipelines to contain asbestos (e.g. Transite pipe). Subsurface
exploration is not a part of a typical Phase I Environmental Site Assessment scope of work.
In the .event that any subsurface structures are encountered during site development or
excavation on!,site, care should be exercised in determining whether or not the subsurface
structures contain asbestos. If they contain asbestos, they should be removed, handled,
transported, and disposed of in accordance with local, state, and federal laws and regulations.
Additionally, if suspect materials are encountered, the signatories of this report should be
notified.
37417.P01 /ST03R1777 Page 22 of 24
2003 Kleinfelder, Inc.': December 16,2003
` I
I
