I (2) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br />' maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (DevelopmentTitle Section 9-1015.5[e]) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (DevelopmentTitle Section 9-1015.7) ' <br />! e. DAYS AND HOURS OF OPERATION: Due to limited parking,the retail sales business shall be <br />{ closed daily after 6:00 p.m. <br /> f. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided.(DevelopmentTitle Section 9-1015.6) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (DevelopmentTitle Section 9-1015.5[g]) <br /> f <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided,however,that such <br /> light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Sixth Street, shall be installed across the frontage of the project site. (DevelopmentTitle Section <br /> 9-1020.7) <br /> (2) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped.(DevelopmentTitle Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> i i. SIGNS: No additional advertising signs shall be permitted as apart of this approval. <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public right-of-way. Screening <br /> shall be six to seven feet in height. Outside storage is not permitted in front yards, street side <br /> yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> k. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit. <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of Appendix 111-A <br /> and 111-B of the California Fire Code.. <br /> Conditions of Approval -2- SA-01-55 <br /> i <br />
