I (2) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently ' maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall be provided where necessary to protect adjacent structures or properties. (DevelopmentTitle Section 9-1015.5[e]) (3) One bicycle parking rack or storage device is required for every 20 parking spaces. (DevelopmentTitle Section 9-1015.7) ' ! e. DAYS AND HOURS OF OPERATION: Due to limited parking,the retail sales business shall be { closed daily after 6:00 p.m. f. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided.(DevelopmentTitle Section 9-1015.6) g. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. No spillover beyond the property lines shall be permitted except onto public thoroughfares,provided,however,that such light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Sixth Street, shall be installed across the frontage of the project site. (DevelopmentTitle Section 9-1020.7) (2) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, or other permanent facilities shall be landscaped.(DevelopmentTitle Section 9-1020.7) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. i i. SIGNS: No additional advertising signs shall be permitted as apart of this approval. j. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public right-of-way. Screening shall be six to seven feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][2]) k. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit.
