Item No. <br /> PC: 4-15-93 <br /> SA-93-4 <br /> Page 6 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified,all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval'wlll expire within 60 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2)all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a. Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> I DENMWPMENT SER%AC S DIVISION: <br /> a. This approval Is for the addition of cold storage to an existing apple packing shed to be <br /> completed in two phases. Phase 1, to be completed within 18 months, consists of a <br /> 23,975-square-foot packed fruit storage with a 4,400-square-foot shipping set-up and a <br /> 4804"re-foot office. Phase 2, to be completed within five.years of the approval date, <br /> consists of a 39,360-square-foot controlled atmosphere cold storage. <br /> b. Submit an Improvement Plan,prepared by a registered Civil Engineer,showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff shall be retained on the.site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval. A plan check fee will be required. <br /> (Development Title Section 94884) <br /> C. Provide proof of recorded cross easements for any shared facilities (storm drainage,fire <br /> pond, access, etc.). <br /> d. There shall be an approved Lot Line Adjustment to adjust the property line in a east to <br /> west direction to separate the 13-acre site for the cherry packing shed facility from the 25- <br /> acre site for the apple packing shed facility. Prior to the issuance of the Certificate of <br /> Occupancy, a'Notice of Lot Line Adjustment' shall be recorded. <br /> e. Parking requirements: <br /> (1) A total of 93 parking spaces shall be provided and shown on the Improvement <br /> Plan. Included in the total parking spaces shall be three handicapped parking <br /> spaces. The size of the parking spaces shall be consistent with the requirements <br /> of Section 9-1015.5(b)of the Development Title. Parking may be permitted on the <br /> adjacent site to the north if the Site Approval application (SA-93-3) is approved. <br /> the parking is installed,and an agreement between the two property owners has <br /> been submitted and accepted by Development Services.
