Driveways or access roads that exceed 150 feet in length from any public roadway shall <br /> be Improved in accordance with the requirements of Uniform Fire Code Section 10.207, <br /> Sara Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Linden-Peters Fire District <br /> prior to Issuance of the building permit. (Development Title Section 9-1145.5) <br /> C. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee Is due and payable at the time of building permit application. The fee currently <br /> is $95.00 per 1,000 gross square feet of building designated as "Manufacturing' or <br /> 'Warehouse.' The fee shall be automatically increased on January 1 of each year at the <br /> rate of 6.9 percent. An additional 3.5 percent shall be added to the fee upon payment <br /> for processing and administering the program. (Resolution R-91-327) <br /> d. A traffic study shall be conducted to determine the impacts and mitigation measures. <br /> Cumulative traffic with the project to the north, SA-93-3, shall be included in the study. <br /> The developer shall deposit with the County funds for all costs,as estimated by the Public <br /> Facilities Division of the Department of Public Works, prior to Public Works preparing or <br /> contracting for the required study. (Development Title Section 9-1150.4) <br /> e. The frontage improvements for Fairchild Lane shall be constructed in conformance with <br /> the standards for one-half of a 60-foot-wide right-of-way rural,collector road. The frontage <br /> improvements for Jack Tone Road shall be constructed in conformance with the <br /> standards for one-half of an 84-foot-wide right-of-way rural arterial road. The construction <br /> of the frontage improvements (the portion that is not required by the traffic study) will be <br /> deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to the estimated construction costs prior to approval of the <br /> Improvement Plan. A$260.00 fee currently is required for processing, per Development <br /> Title Table 9-240.2, in addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate and legal description shall be prepared <br /> by a Registered Civil Engineer with atypical section drawing on a form to be supplied by <br /> . the Department of Public Works and submitted to Public Works for approval. As an <br /> option, Pubilc Worsts will prepare the drawing and estimate for an additional fee of <br /> $115.00. (Development Title Section 9-1150.2) <br /> f. Driveway approaches shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the building permit. Radii and width <br /> of the driveway approaches shall be improved to allow trucks to make legal turning <br /> movements to and from Jack Tone Road. (Development Title Section 9-1145.4) <br /> g.
