The following Uniform Building Code and San Joaquin County Ordinance requirements will <br /> be applicable and shall be Incorporated In the construction plans before submittal to the <br /> Building Inspection Division: <br /> a. Exterior walls less than 20' from a property line shall be of one-hour, fire-resistive <br /> construction. <br /> b. The proposed building shall be provided with an automatic fire sprinkler system or <br /> divided Into areas less than 6,000 square feet by area separation walls. <br /> C. Provide restrooms conforming with all disabled access requirements(C.C.R,Title 24). <br /> d. All recommendations of the soils engineer that were Included In the soils report shall <br /> be incorporated in the construction drawings. <br /> e. The proposed project is located within an expansive soil area where a conventional <br /> foundation may not be suitable. Therefore, an engineer Is required to evaluate the <br /> foundation design. <br /> 2. A grading plan shall be submitted and approved and a grading permit Issued by the Building <br /> Inspection Division prior to performing any excavation or ftlling of earth material: <br /> a. A grading plan shall contain the Information listed in the U.B.C., Appendix, Chapter <br /> 70, Section 7006(1). <br /> b. The grading plan shall include complete drainage details and elevations of the <br /> adjacent parcels. Retaining wall details shall be submitted where applicable. <br />
