(APN: 248-410- <br /> 01; 248-400-01, 02) (8472 W. FAIROAKS, TRACY <br /> This is a General Plan Map Amendment and Zone Reclassification to change the General Plan <br /> and Zoning designation of three parcels totaling three-acres from Rural Residential to <br /> M Residential-Very Low Density. <br /> The project site is located on the south side of Fairoaks Road, approximately 187 feet east of <br /> Mac Arthur Drive, east of Tracy. <br /> This item is tentatively scheduled to be considered by the San Joaquin County Planning <br /> Commission on January 16, 2003. The Community Development Department has reviewed the <br /> proposed General Plan Map Amendment and Zone Reclassification application and will be <br /> recommending approval to the Planning Commission. <br /> In order to approve the General Plan 'Amendment the Board of Supervisors will have to <br /> determine that the internal consistency of the General Plan is maintained in adoption of the <br /> proposed General Plan Amendment. <br /> General Plan Policies <br /> I orntionnl Criteria for Very Low Density Residpotial (Volume I PQ IV-1 8) <br /> The General Plan states: "Appropriate in urban communities for large lot development, or within <br /> communities around sensitive natural resources, or on the fringe of urban areas. In the latter <br /> ion to surrounding situation, it provides a transit g rural areas that are not expected to develop <br /> during the planning period." The proposal to redesignate the project site to RNL is consistent <br /> with the General Plan location criteria. The project site is located in the unincorporated area <br /> within the urban community of Tracy, and is located on the fringe of an urban area (less than <br /> one mile from the city limit of Tracy). <br /> i <br />
