Fremont St. APN: 143-410-42 <br /> INFORMATION: <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood Hazard Area. <br /> The site is within the Phase 1 area of the National Pollutant Discharge Elimination System (NPDES). <br /> Fremont Street has an existing variable width right-of-way and a planned right-of-way width of 110 feet. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to fences,walls, <br /> private light standards,rocks, landscaping and cobbles are not allowed in the right-of-way.)(Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> 2. Prior to issuance of the occupancy permit,the property frontage and driveway approach shall be improved in <br /> accordance with the requirements of San Joaquin County Improvement Standards. A 4-foot wide concrete <br /> valley gutter, generally conforming to Standard Drawing No. R-12, shall be installed along the property <br /> parking lot frontage between existing drain inlets. The existing asphalt frontage improvements,between the <br /> new valley gutter and existing concrete parking lot, shall be removed and replaced with concrete 6-inches in <br /> depth.
