(2) A minimum of twelve parking spaces shall be provided, including one accessible space, which <br /> shall be van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) One tree shall be required for each five (5) parking stalls, or portion thereof, and shall be <br /> evenly spaced throughout the parking lot. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division' <br /> (1) The proposed use will change the occupancy from an R-3 occupancy to a B occupancy (U.B.C. <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> This includes the installation of separate men's and women's handicapped accessible <br /> restrooms. <br /> (2) Exit doors must open out. <br /> (3) Provide a pool fence per San Joaquin County Fence Ordinance.
