b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. Dedication to result in a 42-foot-wide right-of-way from the centerline of French Camp Road to the <br /> property line shall be required across the frontage of APN 203-110-09. (Development Title Section <br /> 9-1150.5) <br /> d. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$168.96 per daily trip-end <br /> generated in the Escalon area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution <br /> R-00-433) <br /> e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> f. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> NOTE: Any construction activity that results in the disturbance of at least one ace of soil shall require a <br /> State NPDES construction permit. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Robin Trindade, 468-3445) <br /> a. The Environmental Health Department requires a soil suitability/nitrate loading study, incorporating <br /> proposed staff and customer use, which indicates that the area is suitable for septic tank usage. <br /> This must be performed prior to issuance of building permits(Development Title Section 9- <br /> 1105.2[d]). A review fee of$465.00 must be paid at the time of submittal to the Environmental <br /> Health Department. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin <br /> County prior to approval. A percolation test that meets absorption rates of the manual of septic tank <br /> practice or the EPA Design Manual for on-site wastewater treatment and disposal systems is <br /> required for each parcel. A permit fee of$93.00 per percolation hole is required. <br /> b. The existing private water wells shall be tested for the chemical Dibromochloropropane(DBCP)and <br /> nitrates prior to issuance of building permits. Samples are to be taken and analyzed by a State- <br /> approved laboratory. (Development Title Section 9-1115.7) <br /> c. Construction of individual sewage disposal systems under permit and inspection by the <br /> Environmental Health Department is required at the time of development based on the Soil <br /> Suitability Study. (Development Title Sections 9-1110.3 and 9-1110.4) <br /> NOTE: No septic permits were found on file with the Environmental Health Department. Show on a <br /> site map the septic systems for both parcels.
