j. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) Lighting of park interiors shall be provided as necessary for the safety or security of park users. <br /> Lighting shall be installed so as not to cast glare onto adjoining roads, waterways, or properties. <br /> (Development Title Section 9-1040.5[c]) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> I. OPEN SPACE: Recreation and open space areas shall be provided and comply with the following: <br /> 1) Minimum area requirements for recreation and open space areas is five thousand (5,000) <br /> square feet, with an additional one hundred (100)square feet for each recreational vehicle site in <br /> excess of fifty(50). Said areas are to be centrally located, free of traffic hazards, accessible to all <br /> park residents, and available on a year-round basis. No more than thirty percent (30%) of said <br /> areas shall be paved. (Development Title Section 9-1040.5[f]) <br /> m. TREE PRESERVATION: Development on the parcel shall be consistent with the requirements of <br /> the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). <br /> n. RIPARIAN HABITAT: Parallel to Lone Tree Creek, a natural open space area for riparian habitat <br /> and waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of waterway quality. The minimum width of said open space shall be one-hundred (100) <br /> feet, measured from the mean high water level of the natural bank or fifty (50) feet back from the <br /> existing riparian habitat,whichever is greater.Water-dependent uses may be permitted in this buffer. <br /> The mean high water level and the edge of the riparian habitat shall be shown on the Final Site Plan. <br /> The open space buffer required above shall be shown on the Final Site Plan with the following note: <br /> Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this area is <br /> designated as a natural space for riparian habitat and waterway protection. No <br /> development other than water dependent uses shall be permitted in this space. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, [209]468-3000) <br /> a. The developer shall provide drainage facilities in accordance with the San Joaquin County <br /> Development Standards. Retention basins shall be fenced with six (6) foot high chain link fence <br /> or equal when the maximum design depth is 18 inches or more. Required retention basin' <br /> capacity shall be calculated and submitted along with a drainage plan for review and approval, <br /> prior to release of building permit. (Development Title Section 9-1135) <br /> b. The Traffic Impact Mitigation Fee shall be required for any incremental traffic resulting from this <br /> application. The fee is due and payable at the time of building permit application. The fee will be <br /> based on the current schedule at the time of payment. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolutions R-00-433) <br /> c. The Regional Transportation Impact Fee shall be required for any incremental traffic resulting <br /> from this application. The fee is due and payable at the time of building permit application.
