The owner shall execute an Irrevocable Offer of Dedication to result in the alignment of <br /> the future French Camp Road right-of-way, which shall vary along the property line from <br /> 0 to 102 feet in width. (A $280.00 fee currently is required for processing per <br /> Development Title Table 9-240.2. In addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication.) As the new alignment for French <br /> Camp Road has not been set at this time, the developer shall set back structures to <br /> accommodate road alignment plans. <br /> (Development Title Section 9-1150.5) <br /> 4. The owner shall execute an Irrevocable Offer of Dedication to result in the future <br /> Sperry Road right-of-way with a width of 180 feet, plus any additional width as needed for <br /> construction easement through the property, a 25 foot snipe shall be required at the <br /> future intersection of French Camp Road and future Sperry Road. In addition to a copy <br /> of the Grant Deed and a legal description of the parcel to be offered for dedication.) As <br /> the new alignment for Sperry Road has not been set at this time, the developer shall set <br /> back structures to accommodate road alignment plans. A draft of the most recent road <br /> alignment plans for Sperry Road are available at the department of Public Works Traffic <br /> Planning. <br /> (Development Title Section 9-1150.5) <br /> 5. The frontage improvements for French Camp Road shall be constructed in <br /> conformance with County standards for a twelve foot wide lane. The construction of the <br /> frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Final Site Plan. (A $325.00 fee currently is <br /> required for processing per Development Title Table 9-240.2, in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage improvements. The estimate shall <br /> be prepared by a Registered Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to the Department of Public <br /> Works for approval. As an option, the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of$140.00.) <br /> (Development Title Section 9-1150.2) <br /> 6. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $174.59 per <br /> daily trip-end generated in the Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record.) A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 23, 1990. <br /> (Resolution R-00-433) <br /> 7. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. The fee currently is <br /> $171.00 per 1,000 gross square foot of building designated as Warehouse. The fee shall <br /> be automatically increased on January 1 of each year through the year 2005 at the rate <br /> of 7.66 percent. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 30, 1991. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 8.
