f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and <br /> truck)shall be surfaced and permanently maintained with base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper <br /> guards shall be provided where necessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip <br /> seal. Aggregate base maybe used for trailer storage areas. <br /> (2) A minimum of thirty-two (32) parking spaces shall be provided, including two (2) accessible <br /> spaces, as shown on the Site Plan submitted October 8, 1999. <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (4) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> (5) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25) feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles. (DevelopmentTitle Section 9-1015.5[h]) <br /> h. LIGHTING: Lighting shall comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed <br /> according to the standards set forth in Section 9-1015.5 of the Development Title. <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) At a minimum,a ten (10)foot wide planting strip is required along Frewert Road. The strip shall <br /> be continuous except where crossed by driveways and walkways. <br /> (2) All areas requiring landscaping shall conform to Section 9-1020 of the Development Title. The <br /> parking area shall be provided with a minimum of five percent (5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Seven (7) <br /> trees shall be planted and evenly spaced throughout the parking lot. (Development Title Section <br /> 9-1020.5) <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) The project shall be screened so as not to be visible from adjacent residences to the west <br /> Screening shall be six (6) to seven (7) feet in height. Screening may consist of a solid fence, <br /> wall, berm, plant materials, or a combination of these.
