(3) One bicycle parking rack or storage devise is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> 9 LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (DevelopmentTitle Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development title Section 9-1015.5[g][4]) <br /> In. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Furry Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas,or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. (Development Title Section 9-1020) <br /> (4) The parking areas shall be landscaped as specified in Section 9-1020.5of the <br /> Development Title. The parking areas shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Eighteen(18)trees shall be planted and <br /> evenly spaced throughoutthe lots. <br /> 2 DEPARTMENT OF PUBLIC WORKS (StaffContact: Gabe Karam,468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordancewith the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> c Dedication to result in a 50-foot-wide right-of-way from the west line of Furry Road to the <br /> property line and dedication to result in a 25-foot-wide right-of-way from the centerline of <br /> Armstrong Road to the property line shall be required across the frontage of Assessor's <br /> Parcel No. 061-160-26. (Development Title Section 9-1150.5) <br /> d. The frontage improvementsfor Furry Road and Armstrong Road shall be constructed in <br /> conformance with the standards for one-half of a 50-foot-wide right-of-way rural road The <br /> construction of the frontage improvementswill be deferred upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage <br /> and Roadway I mprovementAgreement with a deposit equivalent to the estimated <br /> construction costs prior to approval of the Improvement Plan. A$260.00 fee currently is <br /> required for processing,per Development Tile Table 9-240.2,in addition to a copy of the <br /> Conditions of Approval -2 - UP-99-1 <br />
