N/A <br /> Building Exterior <br /> Roof Access The main warehouse roof is accessed through an interior caged ladder Good <br /> located on the southern elevation of the building in the electrical room. <br /> Roof access is secured with keyed door locks. <br /> Roofing System The warehouse is covered with a built-up roof with a granular surfaced Good <br /> modified bitumen cap sheet. The roof system was reported to have been <br /> installed during original construction in 1998. <br /> No current roof leaks were reported or observed during our site visit. We <br /> recommend continuing to performing annual routine maintenance and <br /> repair to ail roofing surfaces. <br /> Parapets Parapets are created by the concrete tilt wall panels and extend Good <br /> approximately 2 to 4 feet above the roof. <br /> Roof Flashing Penetration flashings consist of metal or modified bitumen. Good <br /> Roof Expansion One roof expansion joint was provided for the warehouse,which runs east Good <br /> Joints to west to allow expansion and contraction in the north-south direction. <br /> Roof Insulation Warehouse roofs typically are not insulated in this area. NA <br /> Roof Slope The roof has a low slope of'/4"per foot towards east and west edges where Good <br /> the gutters are located. <br /> Roof Drainage The low-sloped roof has interior roof drains that are connected to PVC pipe Good <br /> downspouts that discharge into the storm sewer system.Overflow pipe <br /> drains are also located next to each interior roof drain. We observed that <br /> the overall drainage of this roof is good. <br /> Skylights Approximately 40 curb-mounted skylights are provided in the warehouse, Good <br /> each mounted with a translucent white plastic lens and aluminum frame <br /> counter flashing. The skylights were observed to be in good condition and <br /> no current leaks at the skylights were reported. <br /> Chimneys Not applicable to this facility. N/A <br /> Roof Warranty No roof warranty was reported to exist. N/A <br /> Exterior Wall Finish The exterior concrete tilt wall panels are approximately 30 feet tall and Fair to <br /> have a smooth gray painted finish in three tones with green painted accent Good <br /> squares and stripes. Deteriorated paint was observed on the concrete <br /> panels. Shrinkage,thermal and flexural hairline cracks were observed <br /> typically at the center of the panels. These cracks are not expected to affect <br /> the structural integrity of the building. The office entries located at the left, <br /> center and right areas of the eastern face are insulated glass panes in <br /> aluminum frames. Routine exterior wall painting is anticipated. We <br /> recommend the use of an elastomeric coating to minimize water infiltration <br /> through the cracks in the panels. We understand that property management <br /> had this years painting concentrated on the elevation of the building where <br /> water penetration was reported. <br />
