The panel joints are regularly spaced and no significant Good <br /> structural distress was observed. We observed significant shrinkage of the <br /> exterior panel joint sealants. The interior panel joints are also sealed and <br /> were observed to be in good condition. We recommend repairs in Year 1 <br /> and replacing all of the joint sealants and backer rod assemblies when the <br /> building is painted in Year 2. <br /> Trim&Details Painted smooth surface gray concrete wall panels in three tones with green Good <br /> accent squares and stripes provide contrasting color and texture for visual <br /> variety. The aluminum storefronts clad in tinted vision glass also create <br /> visual interest and clearly identify the entrances. <br /> Sealants Exterior joint sealants are located at the concrete panel joints,aluminum Fair to <br /> window frames and the pavement to building joints. The concrete panel Good <br /> joint sealants are starting to deteriorate and performance is reduced. The <br /> sidewalk to building joints are deteriorated and possibly allowing water <br /> infiltration. No problems were observed with the sealants around the <br /> aluminum window flames. We recommend regular annual maintenance of <br /> all sealants and replacing the wall panel exterior joint sealants before <br /> repainting in Year 2. <br /> Thermal Insulation The exterior concrete wall panels are not insulated. N/A <br /> Glazing System Storefront widows at the main office entrance consist of tinted vision glass Good <br /> with aluminum frames. Tempered glass is used in and adjacent to glass <br /> entry doors. Gaskets and sealants were observed to be in good condition. <br /> The tenants in the southeastern comer of the building reported that there Fair <br /> have been water leaks from below the windows of several offices on the <br /> southern elevation. We recommend maintenance on the sealants of the <br /> windows in the area and the sidewalk and pavement to building joints to <br /> prevent water infiltration. <br /> Doors&Frames Glass doors with aluminum frames are installed in the storefront system as Good <br /> exterior entrance doors to the office areas. Painted hollow metal doors in <br /> hollow metal frames are utilized at secondary personnel entries. Dock <br /> doors include coiling steel overhead doors. <br /> Interior Improvements <br /> Tenant The tenant interior improvements consist of offices,break rooms,and Good. <br /> Improvements restrooms. <br /> Walls&Finishes Typical interior office finishes consist of painted drywall partitions on Good <br /> metal studs. <br /> Doors&Frames Typical doors consist of pre-finished hollow-core stained wood veneer Good <br /> doors hung in hollow metal frames. <br /> Ceilings Typical office areas have a suspended acoustic grid ceiling(2'x4')with Good <br /> lay-in acoustic ceiling tiles. The warehouse ceilings include the exposed <br /> structure steel framing and OSB wood roof deck panels. <br /> Floor Coverings The break rooms and restrooms typically contain resilient vinyl floor tile. Good <br /> Finished office spaces and common hallways typically have carpet flooring <br /> with rubber base molding. Warehouse areas have sealed concrete slab on <br /> grade. Routine replacement of finish materials is anticipated. <br />
