ProLogis Pond,Robinson&Associates,LP Patterson Pass Business Park#6-Tracy,CA Project No.051928 February 2005 Page 15 SECTION 3.0—Property Checklist Item Comments Condition Fire&Life Safety Systems Fire-Rated The construction drawings provided for our review identified the type of Good Construction fire rated construction to be Type III-N,according to the 1997 Uniform Building Code. The entire facility is protected by an ESFR wet fire sprinkler system with three risers. The sprinkler system is supported by city water supply,fire pump and controller located in a pump room attached to an adjacent building. The fire pump serves three buildings in the complex. Means of Egress Multiple exits from the regularly spaced personnel and loading dock doors Good from the warehouse areas are provided. Hard-wired exit lights and emergency lights with battery back up are provided and most were observed to he in good working condition. We recommend that the exit lights and emergency lights be tested regularly. Fire Sprinkler The building is fully protected by an ESFR automatic wet fire sprinkler Good System system designed with multiple risers and pendant and upright style sprinkler heads. Tags on the system indicate that the system was designed by CEN-CAL Fire Systems,Inc of Lodi,California Placards indicate the following designs for each of the risers: System Design Criteria Riser Riser Riser III IV V Riser diameter,in. 8 8 8 No.of sprinklers 21 21 21 Density, m/SF 0.495 0.495 0.495 Area,SF 2000 2000 2000 System Demand Flow Rate,gpm 1045.5 1045.5 1045.5 Pressure,psi 57.9 57.9 57.9 The systems for the subject building and two adjacent existing buildings is pressurized by a 110 hp Patterson diesel engine fire pump and a 1/2 hp jockey pump with Firetrol,Inc and Hubbell/Industrial controller, respectively. The fire sprinklers identified at the site are not part of the product recall program initiated by Central. The system was last inspected and tested in September of 2004 by Delta Fire Systems. We recommend continuing regular fire sprinkler system inspection and testing. The test reports provided indicate that the system was inspected and tested on January 21,2003 by Standard Fire Protection and the pump was tested on the same date by George E.Swett&Co.,Inc.A five year tag on the system in the pump room indicates that the system was tested by Standard Fire Protection in January 2002. From the information provided we anticipate that the system and fire pump are due for annual inspection and we recommend continuing regular fire sprinkler system inspection and testing.
