REVISED CONDITIONS OF APPROVAL <br /> PA-1800159 <br /> "",., I LLC TURLOCK PETROLEUM <br /> Use Permit Application No. PA-1800159 was approved by the Board of Supervisors on April 9, 2019. <br /> The effective date of approval is April 9, 2019. On July 21, 2020, the Board of Supervisors approved <br /> Development Title Text Amendment PA-2000085 (TA), providing an automatic extension of Planning <br /> Appplications set to expire between July 21, 2020 and July 21, 2021 through the fixed date of July 22, <br /> 2022. <br /> On October 13, 2022, the Board of Supervisors granted an automatic 2-year Time Extension for all <br /> planning applications that are in approved status, with the exception of minor subdivisions, major <br /> subdivisions, and quarry operations. This project applied for a Time Extension prior to its expiration <br /> date,which kept it in active status;therefore, it has been granted a 2-year Time Extension. <br /> A Time Extension request was approved by Planning Commission on November 3, 2022, which <br /> provided a 2-year extension. This approval will expire on July 21, 2024.Gteber 18, 2020 , which is;8 <br /> unless (1)all Conditions of Approval have been complied <br /> with, (2) all necessary building permits have been issued and remain in force, and (3) all necessary <br /> permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT(Contact: [2091468-3121 Staff Contact: john Funderb <br /> [209]-468-3160) <br /> a) APPROVED USE: This approval is for the development of the proposed commercial retail plaza <br /> which includes the construction of the following structures using the Civic Italianate architectural <br /> style as shown the revised site plan dated December 7, 2018: <br /> • Building 1, located adjacent to Mountain House Parkway, to contain 7,000 square feet for <br /> a proposed full-service restaurant with an outside patio; <br /> • Building 2,located adjacent to Grant Line Road,to contain 2,400 square feet for a proposed <br /> restaurant with a drive-through service lane; <br /> • Building 3, located at the northeast corner of Grant Line Road and De Anza Boulevard, to <br /> contain 2,400 square feet for a proposed restaurant with a drive-through service lane; <br /> • Building 4, located in the central portion of the development north of the gas pumps, to <br /> contain 6,750 square feet for a proposed convenience store and restaurant; <br /> • A canopy structure for 10 gas pumps, located in the central portion of the development <br /> adjacent to Grant, associated with the proposed convenience store and restaurant; and <br /> • A car wash, located adjacent to De Anza Boulevard north of Building 3, to contain 3,133 <br /> square feet. <br /> b) BUILDING PERMIT: Submit an"APPLICATION-BUILDING PERMIT'.The Site Plan required as part <br /> of the building permit must be prepared by a registered civil engineer or licensed architect.
