Timing: Construction shall begin prior to issuance of the first building <br /> permit and completion prior to occupancy of the first home. <br /> ii. Construct the second phase of Grant Line Road, to consist of ultimate <br /> curb-to-curb improvements from Mountain House Parkway to the <br /> Alameda County line plus ultimate improvements from centerline to <br /> south right-of-way between Central Parkway and the Alameda County <br /> Line (including the Grant Line Village frontage road improvements) plus <br /> the multi-use trail between Tract 3480 and Prosperity Street. <br /> Timing: prior to 1600th building permit within Specific Plan III area. <br /> h. Subject to the requirements of the Mountain House Transportation Improvement <br /> Fee Technical Report adopted by the MHCSD Board of Directors on April 11, <br /> 2000, and all amendments thereof to date, widen or fund, as determined by the <br /> MHCSD, Grant Line Road to four lanes from Great Valley Parkway to 1-580 <br /> freeway prior to issuance of the 2250th building permit beyond E, F and G. The <br /> developer shall improve and widen Grant Line Road between the Alameda <br /> County line and its intersection with 1-580. If Alameda County does not allow the <br /> improvements to Grant Line Road, the developer shall,deposit with the MHCSD <br /> funds equivalent to the cost of the widening as listed in the TIF Report. The <br /> MHCSD General Manager may use the funds to improve other regional roads as <br /> determined by a traffic study and stated in the TIF Technical Report and <br /> approved by the General Manager. If Grant Line Road in Alameda County is not <br /> widened, an interim design showing the transition from 4 lanes to two lanes <br /> within the boundary of Mountain House shall be submitted to the MHCSD for <br /> review and approval. <br /> I. Subject to the requirements of the Mountain House Transportation Improvement <br /> Fee Technical Report adopted by the MHCSD Board of Directors on April 11, <br /> 2000, and all amendments thereof to date, widen or fund, as determined by the <br /> MHCSD, Grant Line Road east of Mountain House Parkway to four lanes as <br /> determined by the MHCSD's Annual Monitoring Report. The estimated trigger for <br /> this improvement is a range of 1600 units to 7500 units after Neighborhoods E, F <br /> &G. The General Manager with the aide of the Annual Monitoring Report shall <br /> determine the timing for the improvements. <br /> j. At Central Parkway and Grant Line Road construct intersection with appropriate <br /> turn lanes as approved by the MHCSD prior to issuance of the first building <br /> permit. <br /> k. Install a signal at De Anza Boulevard/Grant Line Road and construct eastbound <br /> left-turn and westbound right-turn lanes prior to issuance of the first building <br /> permit. <br /> 1. Construct Teixeira Avenue between Prosperity Street and Mountain House <br /> Parkway prior to the issuance of first building permit in Tract 3670. <br /> m. Widen or fund as determined by the MHCSD, Mountain House Parkway to 6 <br /> lanes, including curbs, from South of Von Sosten Road to the 1-205 freeway prior <br /> to issuance of the 9000th building permit within Mountain House, or the 5000th <br /> after Neighborhoods E, F & G. <br /> n. Tentative maps with frontage on Mountain House Parkway shall install full <br /> frontage improvements. (The ultimate complete street section). <br /> o. If the landscaping or any other portion of the 1-205 interchange improvement <br /> project has not been completed, the developer shall construct or pay the fair <br /> share of the remaining improvements based on the number of dwelling units in <br /> 17 <br />
