establishment of a maintenance entity or financing mechanism acceptable to <br /> MHCSD to provide funding for maintenance of, and if necessary, replacement at <br /> the end of the useful life of improvements including, but not limited to <br /> landscaping, pathways, walls, and all improvements serving or for the special <br /> benefit of this subdivision. The financing mechanism shall be completed and <br /> adopted by the Board of Directors prior to the approval of the first Final Map. <br /> b. The Applicant shall comply with the landscaping and architectural theme to be <br /> used within the entire Neighborhood 'D'. Design shall be consistent with all <br /> Community Approvals including applicable provisions of the MHCSD Design <br /> Manual and any applicable Special Purpose Plan, Timing: Prior to approval of <br /> first Final Map. <br /> c. The applicant shall adhere to the Neighborhood 'D' In-tract Landscape <br /> Guidelines. Landscaping and Street Tree Planting shall conform to the <br /> Landscape Guidelines, and shall be consistent with all Community Approvals <br /> including applicable provisions of the MHCSD Design Manual and any applicable <br /> Special Purpose Plan. Timing: Prior to first Final Map. <br /> d. Site furniture, consistent with the common design theme of Neighborhood 'D', <br /> shall be incorporated into the Improvement Plans for the Linear Park and shall be <br /> consistent with the MHCSD Design Manual. The site furniture shall be a part of <br /> the design plans and shall comply with all Community Approvals including <br /> applicable provisions of the MHCSD Design Manual. Timing: Plans shall be <br /> reviewed and approved by MHCSD prior to the approval of the first building <br /> permit. <br /> e. Public roadway, streetscape, and landscaping shall be designed consistent with <br /> all Community Approvals including applicable provisions of the MHCSD Design <br /> Manual and Standards. The design of private streets, facilities, and landscaping <br /> may deviate from standards if approved by MHCSD. Timing: The design plans <br /> associated with each phase of the development shall be completed and <br /> approved by the MHCSD General Manager prior to the approval of the Final Map <br /> for that phase. <br /> f. The Landscape Construction Plans shall be processed and approved by the <br /> MHCSD General Manager concurrently with the improvement Plans for any <br /> phase within Tracts 3670 &3671 development. <br /> g. Neighborhood Entries Construction and Landscaping for Tracts 3670 &3671 <br /> shall be designed and constructed consistent with the common design theme for <br /> the entire Neighborhood 'D' and with all Community Approvals including <br /> applicable provisions of the MHCSD Design Manual. Timing: Condition shall be <br /> met prior to first building permit. Completion time may be modified by the <br /> MHCSD General Manager to reflect construction, weather, budget, or other <br /> public interest contingencies. <br /> h. Landscaping and architectural design of all parcels, designated as MOA or <br /> Landscape Maintenance District, shall be consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual and <br /> MHCSD Standards. The design plans associated with each phase of the <br /> development shall be approved by the MHCSD General Manager prior to the <br /> approval of the Final Map for that phase. <br /> i. Community Walls and all required landscaping within RNV, consistent with the <br /> MHCSD Design Manual and MHCSD Standards, shall be constructed along the <br /> residential edge of De Anza Boulevard. <br /> 23 <br />
