Masonry Community Walls and/or View Fencing, consistent with the MHCSD <br /> Design Manual and MHCSD Standards, shall be installed at the property line <br /> between residential properties and the Open Space Corridor Areas (Parcels A <br /> and B). Masonry Community Walls and/or View Fencing may be incorporated as <br /> patio or courtyard fencing for individual residential units, or no fencing may be <br /> permitted in locations as designated on the Improvement Plans as deemed <br /> appropriate by the MHCSD. Plans shall be consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual, <br /> MHCSD Standards, and Special Purpose Plan. <br /> Timing: Improvement Plans indicating all fencing approved by CDD and MHCSD <br /> prior to first building permit. <br /> As an alternative to replace the above"k" condition (since it is not the intent of <br /> the project to have split-face block"Community Walls" as private patio walls, but <br /> it is the intent of the project to have private patio walls of materials consistent <br /> with the architecture of the house being served, with maintenance of the walls by <br /> the HOA), the following may be used: <br /> Any walls along the Linear Park(Parcels A and B)not associated with private <br /> patios or courtyards shall be masonry walls and/or view fencing consistent with <br /> the MHCSD Design Manual and MHCSD Standards. Such walls may be either <br /> split face block consistent with De Anza Boulevard soundwalis or construction <br /> consistent with the walls at Neighborhood D landscaped entry features, unless <br /> otherwise approved by MHCSD. Any walls and/or view fencing associated with <br /> private patios or courtyards shall be of durable construction consistent with the <br /> architecture of the house served, unless otherwise approved by MHCSD. <br /> I. Landscaping of Community and Neighborhood entries shall be installed <br /> concurrently with the landscaping of adjacent streets. Entries shall be designed <br /> consistent with all Community Approvals including applicable provisions of the <br /> Specific Plan II and III, the MHCSD Design Manual, and shall be reviewed and <br /> approved by the MHCSD General Manager concurrently with the adjacent street <br /> Improvement Pians. <br /> Timing: improvement Plans for entries shall be approved by the MHCSD prior to <br /> the approval of the project's Final Map. <br /> 60. The collector street network and landscape treatments shall comply with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual, MHCSD <br /> Standards, and Specific Plan II and Ill. <br /> 61. The landscape pedestrian connection from the corner of Hydrangea Glen to the Open <br /> Space Corridor(Parcel A)shall be a minimum of 30 feet in width from built structure to <br /> built structure. This 30-foot wide space may be a combination of both private land and <br /> Open Space Corridor(Parcel A) property. <br /> 24 <br />
