One transit stop is located on "F" Street between the two <br /> entry points: <br /> The General Plan designation for the project site is Low Density Residential (RQ and the <br /> zoning designation is R-L (Low-Density Residential). The minimum lot size permitted under <br /> this designation is 5,000 square feet with a density range of 3.75 to 4.75 dwelling units/acre. <br /> The proposed project has an average density of 4.16 dwelling units/acre. The tentative map <br /> reflects a mix of lot sizes with the minimum lot size of 5,746 square feet and the maximum <br /> size of 13,452 square feet. Table 2-1 identifies lots by size, the number in each size category, <br /> and the percentage of lots in each size category.' To meet the requirements of Specific Plan <br /> III to provide affordable and diverse housing opportunities, the tentative'inap includes six <br /> secondary units. F Street will provide direct <br /> access to the project site and borders the eastern boundary of the development. As illustrated <br /> in Figure 2-4, the circulation plan reflects two major entrance points at"F"Street with a <br /> looped internal system that serves three cul-de-sacs. The internal street system provides for <br /> sidewalks and "F" Street provides for a Class III bike lane. <br /> Amendments <br /> The Master Plan and Specific Plan III Land Use Maps show a riparian corridor extending <br /> through the property and designated as OS/RC (Open Space/Resource Conservation).
