Development Committee -2- <br /> SA-94-45 <br /> b. Submit an Improvement Plan prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff created by the approved <br /> development shall be retained on the site. Only storm <br /> water runoff shall be permitted to enter the site ' s storm <br /> water retention pond. The site 's drainage pattern and <br /> corresponding storm drain improvements shall be shown on <br /> the Improvement Plan. Pond capacity calculations shall <br /> be submitted for approval. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed <br /> surfaces. All automobile parking spaces and all major <br /> circulation drive lanes (automobile and truck) shall be <br /> surfaced and permanently maintained with a minimum of two <br /> (2) inches of asphalt concrete over an appropriate base, <br /> or four (4) inches of Portland cement concrete over an <br /> appropriate base. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. <br /> All other areas that are used for vehicular traffic shall <br /> be surfaced and permanently maintained with a chip seal . <br /> These improvements shall be constructed prior to the <br /> initiation of the use or prior to the issuance of the <br /> Certificate of Occupancy, whichever comes first. <br /> (Development Title Section 9-505 . 7{f} ) Gravel may be <br /> used for trailer storage areas. <br /> d. A circulation plan shall be shown on the Improvement <br /> Plan. The plan shall include turning radii for the <br /> proposed truck-tractor/trailer combinations. <br /> e. The width of the driveway at the ultimate right-of-way of <br /> Harlan Road shall be a maximum of forty (40) feet. The <br /> design of the driveway shall be such as to allow trucks <br /> to enter and exit property without entering into the <br /> opposing lane of traffic. (Development Title Section 9- <br /> 505 . 7{c} ) <br /> f. Any access gates shall be recessed from the property line <br /> a minimum of sixty five (65) feet. (Development Title <br /> Section 9-505 . 7{d} ) <br /> g. All maneuvering and parking areas of automobiles and <br /> trucks shall be located on the site of the truck <br /> terminal. No parking or maneuvering is allowed within <br /> the public road right-of-way. (Development Title Section. <br /> 9-505. 7{e} ) <br /> h. Isles between truck parking areas shall be a minimum of <br /> fifty-five (55) feet wide. <br />
