. the requirements of the MHCSD,the Master Plan, and Conditions of Approval for the Tentative
Maps, the applicant would be funding, and possibly constructing on behalf of the MHCSD,the
second permanent fire station (with equipment)for the community. This facility is envisioned to be
located north of Byron Road, near the intersection of future Mountain House Parkway and Central
Parkway.
Ambulance Service: Ambulance service would be provided by a private ambulance service
company permitted by San Joaquin County. The ambulance would provide transportation to the
nearest hospital emergency room or emergency care facility.
Police Service: Law enforcement services would be provided by the MHCSD through an agreement
with the San Joaquin County Sheriffs Department. Currently, the Sherriffs Department has an
interim office located at the fire station on Mascot Boulevard and Tradition Street. A permanent
sheriffs substation is expected to be built in the Town Center. A permanent law enforcement
substation, as required by the Master Plan, would be constructed at a location and timing to be
determined by the MHCSD.
11. Other Public Services
Library Services: Resident of the proposed development would have access to the interim library
located on the north side of Wicklund Crossing Way in the Neighborhood Commercial building in
Neighborhood F. The interim library was opened in October of 2007. As called for in the Master
Plan (Section 5.3), the MHCSD would construct a permanent full service library totaling 21,000
square feet when the community is built out. The library will be located in or adjacent to the Town
Center or in a Community Commercial area where convenient access is available. The first phase
of the library will be built when approximately 3,500 residential units have been constructed. To date,
almost 2,800 final residential building permits have been issued in Mountain House.
Child Care Services: The Master Plan (Section 5.2) requires a minimum of three child care centers
within the Mountain House community located at appropriate, easily accessible locations. It is
anticipated that these center probably would be provided at most elementary schools, including the
K-8 schools planned to be built within the project.
Transit Service: Intracity transit service serving all neighborhoods within Mountain House is not yet
available. According to the Mountain House Community-TDM Program and Transit Plan ('TDM
Plan"), fixed route intracity transit service would be considered once there is extensive demand for
demand-responsive service(i.e. taxi service)within the community. (Note: Service frequency for
intracity service would be determined by the length of the peak period as Mountain House builds out
Frequency would likely be at least 30 minutes in the peak period and every 60 minutes in the off-
peak periods.)
Public Intracity and interregional commuter services would be provided by the San Joaquin Regional
Transit District(SJRTD). SJRTD currently provides 11 Interregional Subscription buses to the Bay
Area, which can be utilized by Mountain House residents. The 11 Interregional Subscription buses
pick up commuters at the Naglee Road Park and Ride Lot,which is 5 miles away from Mountain
House, and has 180 parking spaces. The MHCSD has contacted SJRTD concerning the timing of
providing similar service directly from Mountain House. In addition to service provided by SJRTD, Tri
Delta Transit provides a direct commuter service to the BART station in Dublin/Pleasanton from
Wicklund Elementary School.
Telephone and Cable Services: Telephone and cable service would be provided by the MHCSD,
which currently subcontracts with AT&T(formerly SBC)for telephone service and Comcast for cable
television and broadband service.
11
