Development Committee -2- <br /> UP-93-4 <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for the establishment of a materials <br /> recovery transfer station, and wood waste and <br /> composting facility as described in the Final <br /> Environmental Impact Report No. ER-93-1, State <br /> Clearinghouse No. 93042093 . <br /> b. An Improvement Plan, prepared by a Registered Civil <br /> Engineer, showing drainage, driveway access details, on <br /> and off-site parking, existing and proposed utility <br /> services, and grading shall be submitted for approval. <br /> Storm water runoff generated by the construction of <br /> improvements shall be retained on the parcel on which <br /> those improvements are located. Drainage patterns and <br /> corresponding storm drainage improvements shall be <br /> shown on the Improvement Plan. Pond capacity <br /> calculations shall be submitted for approval. Any <br /> storm pond deeper than 18 inches shall be surrounded by <br /> a six-foot-high chain-link fence. Fence details shall <br /> be shown on the Improvement Plan. A Plan Check fee <br /> shall be required. (Development Title Section 9-884) <br /> C. All structures and improvements, including truck and <br /> automobile parking, aisles, and maneuvering areas, <br /> shall be installed in accordance with the approved Site <br /> Plan and Improvement Plan. The size and location of <br /> the parking spaces shall be consistent with the <br /> requirements of Chapter 9-1015 of the development <br /> Title. The spaces shall be installed prior to issuance <br /> of the Certificate of Occupancy for the new structures <br /> and shall be permanently paved with concrete or asphalt <br /> concrete and be delineated. Bumper guards shall be <br /> provided where necessary to protect structures or <br /> properties. There shall be no truck or automobile <br /> parking associated with the approved use on Mac Arthur <br /> Drive. (Development Title Section 9-1015. 5{e} ) <br /> d. The number and location of handicapped parking spaces <br /> shall be consistent with Section 9-1015 . 10 of the <br /> Development Title. <br />
