(APN: 173-210-04, 05, 06 & 07) <br /> The project is a Zone Reclassification Pre-Application to change the existing zone of <br /> approximately 27-acres from AU-20 (Agriculture-Urban Reserve, 20 acre minimum) to <br /> R-L (Residential-Low Density). The parcels currently have a General Plan designation <br /> of R/L (Residential-Low Density). The proposed Zone Reclassification is consistent with <br /> the current General Plan designation. The Community Development Department has <br /> also reviewed a Major Subdivision tentative map which proposes to create 104 <br /> residential lots and four lots designated for public access (Lots A, B, C & D). A Major <br /> Subdivision application must be filed separately from the Zone Reclassification <br /> application. <br /> The project is located on the south side of East Main Street, between South Wagner <br /> Avenue and South Del Mar Avenue, east of Stockton. The project is located within the <br /> City of Stockton's Sphere of Influence. <br /> ZONE RECLASSIFICATION <br /> General Plan Policies <br /> The Community Development Department reviewed the proposed Zone Reclassification <br /> Pre-Application and offers the following comments: <br /> In order to approve a Zone Reclassification application, the Planning Commission and <br /> Board of Supervisors shall determine that the following Bases for Zone Reclassifications <br /> can be made in the affirmative: <br /> 1 <br />
