...r
ENGEO
INCORPORATED
7.0 CONCLUSIONS
r
A review of regulatory databases maintained by county, state and federal agencies found no
documentation of hazardous materials violations or discharge on the Property. No documented soil
or groundwater contamination associated with abutting properties was found from the records
research.
ENGEO Incorporated has performed a Phase One Environmental Site Assessment in general
conformance with the scope and limitations of ASTM 1527-00. The assessment revealed the
.. following items of concern within the Property:
There are two septic systems located within the Property. If these structures are to be
demolished, we recommend that the tanks be removed under permit from the San Joaquin
County Environmental Health Department.
We observed a domestic water supply well within the Property. We recommend that this well be
n upgraded for future use or properly abandoned under permit from the San Joaquin County
Environmental Health Department.
A disconnected domestic water supply well is reportedly located on the Property. We were
unable to find the well during our visit. Once this well is located it should either be upgraded for
future use or abandoned under permit from the San Joaquin County Department of
Environmental Health.
At the approximate mid-point of the western boundary of the Property, we observed an area of
yard trimmings. These yard trimmings were arranged in a row approximately 240 feet long,
6 feet wide, and 4 feet tall. We observed no hazardous materials containers, stained soil, or
distressed vegetation surrounding these trimmings. We recommend that these trimmings be
collected for appropriate disposal. If during this collection, stained soils or suspected hazardous
` 5943.5.001.02
July 28,2004 23
r
