City of Lathrop <br /> of LATHAOA <br /> Community Development <br /> Planning Division <br /> (209) 858-2860, Extension 327 MAR <br /> (209) 858-5259 Facsimile 22 ?OOt <br /> `'0�nmu�"ry�Q�a�uN,ucu� <br /> March 21, 2001 M` <br /> Jeff Fisher, Associate Planner <br /> San Joaquin County <br /> Community Development Department <br /> 1810 East Hazelton Avenue <br /> Stockton, CA 95205 <br /> Subject: Site Approval-01-17 (Hunters Point Development) - Draft Negative <br /> Declaration <br /> At its regularly scheduled meeting of March 20, 2001, the Lathrop City Council directed staff to <br /> submit this letter as it relates to construction of a mini-storage facility consisting of eight <br /> buildings'on a 6.2 acre site located on the southwest corner of Klo and Manthey Roads. <br /> The City of Lathrop has filed an application with LAFCO to include the area between Interstate 5 <br /> and the San Joaquin River north to Roth Road within the City's Sphere of Influence. The <br /> project site is included in this area. The development of the specific plan for the area to be <br /> annexed will likely include residential, recreational, open space, and commercial areas but it will <br /> not include industrial. <br /> The Riverwalk Specific Plan area is located approximately 1400 feet south of the proposed mini- <br /> storage site. The mini-storage site will impact visually the proposed residential development. A <br /> seven-foot high chain link fence is proposed adjacent to the driveway as the lot enclosure for <br /> the project. The City of Lathrop requests that a condition be added to the project that requires <br /> vine landscaping to be placed adjacent to the fence that will grow over the chain link fence, <br /> which will provide an enhanced visual appearance. <br /> The City is further concerned about the traffic impact to Manthey, Lathrop, and Roth Roads as it <br /> relates to street improvements and maintenance.
