i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings. (Development Title Section <br /> 1022.4[d][2]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off (snipe). (Development Title <br /> Section 9-1710.2[g]) <br /> k. DUST CONTROL: To reduce the amount of dust from the proposed operation, access roads <br /> -and work areas shall be monitored by the project applicant to ensure that at no time rising <br /> dust from the ground surface will be visually evident. Water trucks or other preventive <br /> measures shall be used to control dust. <br /> I. BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San <br /> Joaquin County Ordinance requirements will be applicable to the proposed project. The <br /> I <br /> ollowing conditions shall be addressed prior to submittal of a building permit-application to <br /> the Building Inspection Division: <br /> (1) A building permit application including plans will be required. According to state law, the <br /> plans must be prepared by a registered engineer or licensed architect-and shalt-be <br /> submitted for review and approval. An engineer or architect will also be able to help you <br /> make decisions about construction options related to fire sprinklers, allowable areas, <br /> occupancy groups and required separations, and firewalls based on the configuration of <br /> the building and your specific needs. <br /> The revised project-description indicates that all proposed uses will be incorporated into-a <br /> single 50,210 square foot mixed-occupancy building, and must be analyzed per section <br /> 508 of the CBC. <br /> (2) The required plans must be complete at the time of submittal for a building permit. Plans <br /> must address building design and construction, fire and life safety requirements, <br /> accessibility and show compliance with the current California codes and San Joaquin <br /> County ordinances. A complete set of plans must include fire sprinkler plans, truss <br /> calculations, energy calculations, plumbing, electrical and mechanical drawings as well <br /> as structural calculations. <br /> (3) A soils report is required pursuant to Section 1803 of the CBC. All recommendations of <br /> the Soils Report shall be incorporated into the construction drawings. <br /> (4) Pursuant to Table 4-3 of the California Plumbing Code, toilet facilities shall be accessible <br /> to employees at all times, should not be more that 200 feet from where employees are <br /> regularly employed and accessible by not more than one flight of stairs. The plans shall <br /> indicate the location of the toilet facilities and the travel distance from work areas. <br /> (5) Parking spaces will be required to accommodate persons with disability in compliance <br /> with Chapter 11B of the California Building Code. These parking space(s) shall be <br /> located as close as possible to the primary entrance to the building. <br /> (6) The building shall be provided with an automatic fire sprinkler system or separated into <br /> conforming fire areas. <br /> PA-1400203 (SA) Conditions of Approval 3 <br />
