The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $671.00 per 1,000 gross square foot of building designated as manufacturing in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record.) A credit may be allowed if it can be verified that the existing development on this site was in operation on or after April 23, 1990. (Resolution R-00-433) 4. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee is due and payable prior to issuance of the building permit. The fee currently is $171.00 per 1,000 gross square foot of building designated as manufacturing. The fee shall be automatically increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. A credit may be allowed if it can be verified that the existing development on this site was in operation on or after April 30, 1991. (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. 6. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of verification. 7. Any structures within the designated FEMA flood plain shall be elevated 1-foot above the 100-year flood elevation. 8. No encroachment shall be allowed within the San Joaquin County Flood Control's District easement. 9. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a fifty-five (55) foot wide right-of-way from the centerline of Mariposa Road to the property line across the parcel's frontage. (A $280.00 fee currently is required for processing per Development Title Table 9-240.2) 10. As required by the City of Stockton one driveway access to the site shall be allowed.
