The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $671.00 per <br /> 1,000 gross square foot of building designated as manufacturing in the Stockton area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.) A credit may be <br /> allowed if it can be verified that the existing development on this site was in operation on <br /> or after April 23, 1990. <br /> (Resolution R-00-433) <br /> 4. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. The fee currently is <br /> $171.00 per 1,000 gross square foot of building designated as manufacturing. The fee <br /> shall be automatically increased on January 1 of each year through the year 2005 at the <br /> rate of 7.66 percent. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 30, 1991. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 7. Any structures within the designated FEMA flood plain shall be elevated 1-foot above the <br /> 100-year flood elevation. <br /> 8. No encroachment shall be allowed within the San Joaquin County Flood Control's District <br /> easement. <br /> 9. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a fifty-five (55) foot wide right-of-way from the centerline of Mariposa Road to the <br /> property line across the parcel's frontage. <br /> (A $280.00 fee currently is required for processing per Development Title Table 9-240.2) <br /> 10.
