e. PARKING: Off street parking shall be provided and comply with the following: (1) All parking !spaces and all major circulation drive lanes shall be surfaced and permanently maintained with a minimum of two (2) inches of asphalt concrete over an appropriate base. Bumper guards shall be provided when necessary to protect adjacent structures or properties. All other areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip seal. Aggregate base may be used for trailer storage areas. (2) A minimum of twenty-five (25) parking spaces shall be provided, including one (1) handicap accessible space, which shall be van accessible. Accessible spaces sha I be located as close as possible to the primary entrance (C.C.R., Title 24). (Two (2) spaces are required for every 1,000 feet of building area. One-half (112) spaces are required for every employee.) (Development Title Section 9-1015.3) A. Phase one: A minimum of nineteen (19) parking spaces shall be provided as part of Phase I, including one (1) van accessible space. B. Phase two: The remainder of the twenty-five (25) parking spaces shall be provided as part of Phase II. (3) One bicycle parking rack or storage device is required for every 20 parking spaces. (Development Title Section 9-1015.7) f. LOADING: One (1) loading space shall be provided. The space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of tl-e loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the driveway shall allow trucks to enter and exit the property without entering into the opposing lane of traffic. (Development Title Section 9- 505.7[c]) (2) Access gates shall be recessed from the property line a minimum of sixty five (65) feet. (Development Title Section 9-505.7[d]) (3) Aisles between truck parking areas shall be a minimum of fifty-five (55) feet wide. (Development Title Section 9-1015.6[d][2]) h. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed.
