e. PARKING: Off street parking shall be provided and comply with the following: <br /> (1) All parking !spaces and all major circulation drive lanes shall be surfaced and <br /> permanently maintained with a minimum of two (2) inches of asphalt concrete <br /> over an appropriate base. Bumper guards shall be provided when necessary to <br /> protect adjacent structures or properties. All other areas that are used for <br /> vehicular traffic shall be surfaced and permanently maintained with a chip seal. <br /> Aggregate base may be used for trailer storage areas. <br /> (2) A minimum of twenty-five (25) parking spaces shall be provided, including <br /> one (1) handicap accessible space, which shall be van accessible. Accessible <br /> spaces sha I be located as close as possible to the primary entrance (C.C.R., <br /> Title 24). (Two (2) spaces are required for every 1,000 feet of building area. <br /> One-half (112) spaces are required for every employee.) (Development Title <br /> Section 9-1015.3) <br /> A. Phase one: A minimum of nineteen (19) parking spaces shall be provided <br /> as part of Phase I, including one (1) van accessible space. <br /> B. Phase two: The remainder of the twenty-five (25) parking spaces shall be <br /> provided as part of Phase II. <br /> (3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) <br /> f. LOADING: One (1) loading space shall be provided. The space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may be used in <br /> lieu of one of tl-e loading spaces as long as maneuvering areas for delivery vehicles <br /> are provided. (Development Title Section 9-1015.6) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. <br /> The design of the driveway shall allow trucks to enter and exit the property <br /> without entering into the opposing lane of traffic. (Development Title Section 9- <br /> 505.7[c]) <br /> (2) Access gates shall be recessed from the property line a minimum of sixty five <br /> (65) feet. (Development Title Section 9-505.7[d]) <br /> (3) Aisles between truck parking areas shall be a minimum of fifty-five (55) feet <br /> wide. (Development Title Section 9-1015.6[d][2]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed.
