2 . All lighting shall be designed to confine direct rays to the premises . No spillover beyond the <br /> property lines shall be permitted , except onto public roads , provided , however , that such light shall <br /> not cause a hazard to motorists . ( Development Title Section 9406 . 060 [ m ] [ 3 ] ) <br /> 3 . All lighting shall be on a time clock or photo - sensor system so as to be turned off during daylight <br /> hours and during any hours when the parking area is not in use . This requirement does not <br /> apply to security lighting . ( Development Title Section 9 -406 . 060 [ m ] [2 ] ) <br /> g . LANDSCAPING : Landscaping shall be provided and comply with the following : <br /> 1 . A minimum 10400t-wide landscaped strip , respecting the ultimate right of way of E . Mariposa <br /> Road , shall be installed and maintained between parking areas and adjacent public streets . <br /> ( Development Title Section 9402 . 030 [ c] ) <br /> h . SIGNS : Sign details shall be consistent with Chapter 9408 of the Development Title and be included <br /> on the Site Plan . All portions of any sign shall be set back a minimum of 5 feet from existing and future <br /> right- of-way lines and shall not block pedestrian or vehicle rights - of-way or obstruct drivers ' visibility . <br /> ( Development Title Section 9408 . 070 [ p ] ) <br /> i . BUILDING CODE : The following California Building Code ( CBC ) and San Joaquin County Ordinance <br /> requirements will be applicable to the proposed project . Present California law mandates that all <br /> construction comply with Title 24 , Parts 1 thru 12 : <br /> 1 . Please visit the CDD webpage , under forms and download the Checklist , Commercial Building <br /> Permit , and follow the instructions to prepare plans and documents . A completed checklist shall <br /> be submitted with plans . All CDD forms can be found at https : //www . segov . org /commdev / cqi - <br /> bin /cdyn . exe ? grp = main & htm = allhandouts . <br /> 2 . All plans are required to be submitted on - line using GOPOST . Prior to submitting , please setup <br /> your account and ensure that it is working . Please follow the instructions that can be found at <br /> littps : //www , s ' gov . org / comildev / cqi - bin / cdyn . exe '? qrp = buildinq & htm = gopost . <br /> 3 . A building permit for each separate structure or building is required . Submit plans , <br /> Specifications and supporting calculations , prepared by a Registered Design Professional <br /> ( architect or engineer) for each structure or building , showing compliance with the current <br /> adopted California Building , Existing Building , Mechanical , Plumbing , Electrical , Energy and <br /> Fire codes as may be applicable . Plans for the different buildings or structures may be <br /> combined into a single set of construction documents . Please note : When plans are <br /> combined, the entire set of plans will need to be approved prior to permit release . Please <br /> refer to Volume 2 , Chapters 2 and 3 of T- 24 for the definitions and then structures and buildings <br /> are classified when preparing the plans . <br /> 4 . A grading permit will be required for this project . Grading permits are tied to a structure for <br /> issuance . Submit plans and grading calculations , including a statement of the estimated <br /> quantities of excavation and fill , prepared by a Registered Design Professional . The grading <br /> plan shall show the existing grade and finished grade in contour intervals of sufficient clarity to <br /> indicate the nature and extent of the work and show in detail that it complies with the <br /> requirements of the code . The plans shall show the existing grade on adjoining properties in <br /> sufficient detail to identify how grade changes will conform to the requirements of the code . <br /> 5 . A soils report is required pursuant to CBC § 1803 for foundations and CBC appendix § J104 <br /> for grading .
