PA-0400764 & PA-0500135 OF DON LAWLEY <br /> (C/O MICHAEL HAKEEM) (APN: 179-160-18, 179-160-19, 179-160-20) <br /> (4588 E. CARPENTER ROAD, 4700 & 4806 E. MARIPOSA ROAD, <br /> STOCKTON) <br /> The applicant has submitted the above referenced General Plan Map Amendment and <br /> Zone Reclassification applications to amend the General Plan designation of three <br /> parcels totaling 5.25 acres, from R/L (Low Density Residential) to I/L (Limited Industrial) <br /> and to amend the zoning designations from R-L to I-W (Warehouse Industrial). The <br /> project site contains two single family residences. The property owner has operated a <br /> series of business at the site, although no land use permits have ever been approved for <br /> said businesses. If the General Plan Map Amendment and Zone Reclassification are <br /> applications are approved, it is the owners intent to submit an application for the <br /> appropriate land use permit to bring his businesses into compliance. <br /> The project site is located on the southwest corner of Mariposa Road and Carpenter <br /> Road, southeast of Stockton. <br /> The Community Development Department has the following comments: <br /> Surrounding Land Uses <br /> The parcels located on the north side of Mariposa Road have a General Plan <br /> designation of I/G (General Industrial) and are zoned I-G (General Industrial). The <br /> property to the south has a General Plan designation of A/G (General Agriculture) and is <br /> zoned AG-40 (General Agriculture, 40 acre minimum). Although zoned agricultural, this <br /> property contains a large truck repair facility. The properties to the west have a General <br /> Plan designation of R/L (Low Density Residential) and a zoning designation of R-L (Low <br /> Density Residential)- <br /> t <br />
