PA-0700140 OF GURMEET AND BALJEET <br /> KAUR (C/O QUARTAROLI &ASSOCIATES) (ADDRESS: 11288 S. <br /> MCKINLEY AVE, FRENCH CAMP) (APN: 193-320-24) <br /> The applicant has submitted the above referenced Site Approval application to park 129 <br /> truck trailers only. (Use Type: Truck Sales and Service-Parking). The parking of trucks or <br /> automobiles is not being proposed. There will be no employees or office. Truck Tractors <br /> will only be on-site to pick up or drop off a trailer. The project site has a General Plan <br /> designation of I/L (Limited Industrial) and is zoned I-L (Limited Industrial). <br /> The 2.86 acre project site is located on the northeast corner of McKinley Avenue and <br /> Roth Road, north of Lathrop. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> application and offers the following comments: <br /> Parking and Surfacing <br /> The applicant proposes to surface the entire site area with aggregate base material. <br /> Development Title Section 9-505.7(f) states that all parking spaces and all major <br /> circulation drive lanes shall be surfaced and permanently maintained with a minimum of <br /> two (2) inches of asphalt concrete over an appropriate base. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. All other areas <br /> that are used for vehicular traffic shall be surfaced and permanently maintained with a <br /> chip seal. Aggregate base may be used for trailer storage areas. Trailer parking areas <br /> shall be surfaced with a minimum four inches of aggregate base. The applicant shall be <br /> required to meet this requirement as a condition of approval. <br /> Landscaping <br /> Development Title Section 9-1020.7 states that all areas not used for buildings, parking, <br /> driveways, walkways, or other permanent facilities shall be landscaped.
