As, a result, a minimum <br /> ten (10) foot wide landscaping strip will be required along McKinley Avenue and Roth <br /> Road where project development will occur. Landscaping shall be required along the <br /> eastern and southern property lines adjacent to APN: 193-320-21, <br /> Screening <br /> Development Title Section 1022.4[e][2][A]) states that all storage materials and related <br /> activities, including storage areas for trash, shall be enclosed by a screen six (6) to eight <br /> (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or <br /> residential zone shall not be stacked higher than two (2) feet above the adjacent screen. <br /> Traffic and Circulation <br /> The Department of Public Works has reviewed the project and has determined that an <br /> operational analysis be prepared to analyze project impacts at this location. The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits.
