1) rnnnnni innry nFVFi nFA�FNT DEPARTMENT (Staff Contact: Jose Rubianes, 953-7509 ) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details including gates, on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is for a Site Approval Application for a manufacturing, <br /> warehousing, and distribution facility for landscape products. <br /> i) Project to consist of 3,000 square foot office, 6,000 square foot bulk plant, 6,000 <br /> square foot production building, 9,000 square foot warehouse, and 1,000 square <br /> foot shop. (Use Type: General Industrial - Intermediate) <br /> ii) All manufacturing,warehousing, and distribution activities, including, but not limited to: <br /> screening, grinding, blending, bagging, and packing are to be carried out within <br /> enclosed buildings only. <br /> iii) Outdoor uses shall consist of: bulk storage of raw, processed, and finished material <br /> only in screened areas. <br /> c) BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> initiation of the use. The business license may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d) STORM DRAINAGE: Any additional stormwater drainage created by new improvements <br /> shall be retained on-site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. (Development Title Section 9-1135) <br /> e) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or <br /> properties.(Development Title Section 9-1015.5[e]) <br /> ii) A minimum of sixty (60) parking spaces shall be provided, including three accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). Two spaces are required <br /> for every 1,000 feet of building area. 0.5 space is required for every employee. <br /> (Development Title Section 9-1015.3). These requirements maybe modified as per <br /> Development Title Section 9-1015.9. <br /> iii) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br />
