f) LOADING: Four (4) loading spaces shall be provided. Each space shall be a minimum of <br /> 25 feet in length and 15 feet in width, and shall a minimum height clearance of 14 feet. <br /> On-site driveways and maneuvering areas may be used in lieu of one of the loading <br /> spaces as long as maneuvering areas for delivery vehicles are provided. (Development <br /> Title Section 1015.6) <br /> g) LIGHTING: Lighting shall be provided and comply with the following: <br /> i) If the parking a ea is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> ii) Any lighting shall be designed to confine direct rays to the premises. This project shall <br /> comply with the! County's light and glare performance standards. Lighting plans <br /> prepared by an electrical engineer, or other lighting professional approved by the <br /> Director, shall be submitted with the Site Plans. (Development Title Section 1025.6) <br /> h) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> i) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of McKinley Avenue, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.8) <br /> ii) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development Title <br /> Section 9-1020.8) <br /> iii) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free <br /> iv) The parking arca shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Twelve (12) trees shall be planted, evenly spaced <br /> throughout the parking lot. These requirements may be modified as per Development <br /> Title Section 9.1020.10 <br /> i) SCREENING: Sc-eening shall be provided and comply with the following: <br /> i) All storage of materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Items stored within one <br /> hundred (100) feet of a dedicated street or residential zone shall not be stacked higher <br /> than two (2)feet above the adjacent screen. (Development Title Section 9- <br /> 1022.4[e][1]) <br /> j) SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. All portions of any sign shall be set back a minimum of five <br /> (5) feet from any future right-of-way line, including any cut-off (snipe). (Development Title <br /> Section 9-1710.2[q]) <br />
