(8) Required landscaping and screening, including irrigation systems, shall be <br /> completely installed prior to the use of the property and the issuance of the <br /> Certificate of occupancy for the new structures. (Section 9-1020.3(f) of the <br /> Development Title) <br /> f. The swimming pool shall be enclosed by a minimum five-foot-high screening device, <br /> which shall be constructed to prevent ladder-like access with no horizontal or vertical <br /> openings greater than five inches. (Section 9-1020.5(f)(3) of the Development Title) <br /> 9. A trash enclosure shall be provided and designated on the Improvement Plan. The <br /> enclosure shall be designed to accommodate all trash receptacles and constructed on <br /> three sides with a solid masonry wall and gated on the fourth side. (Development Title <br /> Section 9-1020.8(e)) <br /> h. One monument sign is permitted, and it shall not exceed six feet above the natural grade. <br /> (Section 9-1710.4(a)(7) of the Development Title) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. Dedicate a 45-foot-wide right-of-way from the future centerline of Micke Grove Road to the <br /> property line, as shown on the adopted Micke Grove Road Precise Plan, along the <br /> frontage of APN 059-210-28. (Development Title Section 9-1150.2) <br /> b. A Traffic Study addressing interim site access and egress shall be conducted to <br /> determine the impacts and mitigation measures on Micke Grove Road. The developer <br /> shall deposit with the County funds for all costs, as estimated by the Public Facilities <br /> Division of the Department of Public Works, prior to Public Works preparing or contracting <br /> for the required study. (Development Title Section 9-1150.4) <br /> C. The driveway approach shall be improved in accordance with the requirements of Uniform <br /> Fire Code Section 10.207 and San Joaquin County Standard R-17. (Development Title <br /> Section 9-1145.5) <br /> d. An encroachment permit shall be required for work within the road right-cf-way. <br /> (Development Title Section 9-1145.2) <br /> e. The frontage improvements for Micke Grove Road shall be constructed in conformance <br /> with standards for one-half of the adopted Micke Grove Road Precise Plan. The <br /> ccnstruction of the frontage improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Improvement Plan. A 5250.00 fee <br /> currently is required for processing, per Development Title Table 9-240.2, in addition to <br /> a copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Department of Public Works and submitted to Public <br /> Works for approval. As an option, Public Works will prepare the drawing and estimate <br /> for an additional fee of 5115.00. (Development Title Section 9-1150.2) <br /> Conditions of Approval - 3 - UP-93-1 <br />
