f. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $2,079.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial' in the Lodi area. <br /> The fee can be reduced by the credit of $3,002.00 for the existing single-family dwelling <br /> unit being converted. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-90304 & R-91-1025) <br /> 9. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable at the time of building permit application. The fee currently <br /> is $236.00 per 1,000 gross square feet of building designated as 'Service Commercial.' <br /> The fee can be reduced by the credit of$1,142.00 for the existing single-family dwelling <br /> unit being converted. The fee shall be automatically increased on January 1 of each year <br /> at the rate of 6.9 percent. An additional 3.5 percent shall be added to the fee upon <br /> payment for processing and administering the program. (Resolution R-91-327) <br /> 3. PUBLIC HEALTH SERVICES (Environmental Health Division): <br /> a. A soil suitability and nitrate loading study as required by Section 9-1105.2(d) of the San <br /> Joaquin County Development Tile must be performed prior to the issuance of building <br /> permits to indicate that the area is suitable for septic tank usage. <br /> b. Water quality for the existing well to be tested is to meet Title 22, CCR (Safe Drinking <br /> Water Act) requirements, plus DBCP. <br /> c. Construct an individual sewage disposal system under a permit and inspection by the <br /> Environmental Health Division at the time of development. (Ordinance Code Section 5- <br /> 3003) <br /> d. A yearly permit to operate a public water system under the provisions of Title 22, CCR, <br /> will be required by the Environmental Health Division, since the number of nonresident <br /> individuals exceeds 24 for at least 60 days per year. <br /> e. State on revised plans or improvement plans the correct location of the existing sewage <br /> disposal system, the maximum number of employees the sewage disposal system is <br /> being designed for, and that the leach field area will be barricaded so it cannot be driven <br /> over, parked on, or used as a storage area. This leach field area must be used for the <br /> specific purpose only and cannot contain any underground utility lines. <br /> 4. BUILDING INSPECTION DIVISION: <br /> a. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a residence, R-3 occupancy, <br /> to an assembly office, A3/13-2 occupancy (UBC Section 502). The structure must <br /> be brought into compliance with all current code provisions including structural, <br /> plumbing, mechanical, electrical, energy, and handicap requirements. <br /> Conditions of Approval - 4 - UP-93-1 <br />
