Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled pricr to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, 468-8477) <br /> a) IMPROVEMENT PLAN: Submit an "APPLICATION-SITE IMPROVEMENT PLAN". <br /> Any permanent strictures which are available for use by the public, other than RV <br /> residents, will require permits from San Joaquin County. A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is for a 6-unit park model recreational vehicle park as <br /> shown on the Site Plan submitted February 27, 2009 (Use Type: Recreation- <br /> Campground). Exi,4ing uses include a small winery and two residences. <br /> c) SETBACK: Each recreational vehicle unit shall have a minimum front yard setback of <br /> 30 feet, side yard setback of 10 feet and rear yard setback of 30 feet. (Development <br /> Title Section 9-872.2). <br /> d) PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties. (Development Title Section 9-1015.5) <br /> 2) There shall be one parking space provided for each recreational vehicle site. <br /> (Development Title Section 9-1040.5(d)(1)) <br /> e) LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) Lighting of park interiors shall be provided as necessary for the safety or security <br /> of park users. Lighting shall be installed so as not to cast glare onto adjoining <br /> roads or properties. (Development Title Section 9-1040.5[c]) <br /> f) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) A minimum ten , 10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Milton Road, shall be installed across the frontage of the project site. <br /> (Development T tle Section 9-1040.5[e][2]) <br /> Note: The existing landscaping meets this requirement. <br /> 2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped.
