MOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 4.ENVIRONMENTAL CHECKLIST - <br /> 4.16 UTILITIES AND SERVICE <br /> The proposed project would include 255 low density(R/L) dwelling units, 31 medium <br /> density(R/M) dwelling units, and 29 second dwelling units(Associated Engineering, 2006). <br /> The proposed project would also include 18.1 acres of Office Commercial space, 21.5 acres <br /> of Limited Industrial Space and a 16.5 acre K-8 school site (EDAW, 2005a). The water <br /> demand and wastewater generation for the proposed project at build-out is presented in Table <br /> 4.16-1. Construction of these utility improvements within the _ <br /> project site would occur prior to paving the streets and completing the houses and buildings. <br /> These utility improvements have been subjected to previous separate environmental impact <br /> assessments as required by CEQA including the SPIIIEIR. These assessments have _ <br /> identified impacts that may be potentially significant and proposed mitigation measures to <br /> reduce the impacts to less-than-significant levels. Therefore, a less-than-significant impact <br /> would occur with respect to construction and expansion of water and wastewater facilities to _ <br /> serve the proposed project. <br /> c) Require or result in the construction of new storm water drainage facilities or <br /> expansion of existing facilities, the construction of which could cause significant <br /> environmental effects? <br /> Planned extensions of the storm drain system would be constructed to serve the proposed <br /> project before the residences or commercial, office and industrial buildings could be <br /> occupied. Construction of the storm drains within the project site would occur prior to <br /> 4-86 <br />
