PA-0500424 OF LANGETWINS LTD. PTP. <br /> (APN: 003-150-08) (ADDRESS: 1525 E. JAHANT ROAD,ACAMPO) <br /> The applicant has submitted the above referenced Use Permit application for a 40,000 ton large <br /> winery to be built out over 20 years in 7 phases (Use Type: Wineries and Wine Cellars -Winery, <br /> Large). The project site is 25 acres in size on a parcel of 78.9 acres and has a General Plan <br /> designation of AIG (General Agriculture) and OS/RC (Open Space/Resource Space) and is <br /> zoned AG-40 (General Agriculture, 40 acre minimum lot size). <br /> The project site is located on the northwest comer of Jahant Road and Lower Sacramento Road, <br /> north of Lodi. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> Storm Drainage <br /> Development Title Section 9-1135.2 states that any additional stormwater drainage created by <br /> new improvements shall be retained on-site. The drainage pattern and corresponding storm <br /> drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. <br /> Parking <br /> Development Title Section 9-1015.5(e) states that all parking spaces, driveways, and <br /> maneuvering areas shall be surfaced and permanently maintained with base material of <br /> appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust <br /> free surface. Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties. <br /> The winery use type has parking requirements of 2.5 parking spaces per every 1,000 square feet <br /> of building. However, the Community Development Department has determined that the <br /> buildings used to store tank farms and wine barrels shall be exempt from this requirement. The <br /> number of parking spaces for the proposed winery is determined to be 130 spaces with five (5) <br /> accessible parking spaces, including one (1) van accessible space. The site plan for this project <br /> shows a total of 161 parking spaces, which meets the minimum number required. (Development <br /> Title Section 9-1015.3) <br /> I <br />
