PA -0700523 OF <br />LANGETWINS LIMITED PARTNERSHIP AND JAHANT WOODS CELLARS LP <br />(CIO BAUMBACH & PIAZZA, INC. (APN: 003-150-08, 003-140-03, 05) <br />(ADDRESS: 101 W JAHANT RD. ACAMPO, CA 95220) <br />The project is a Minor Subdivision pre -application to subdivide three existing parcels into 6 <br />parcels and a designated remainder. Parcel 1 to contain 42.9 acres. Parcel 2 to contain 43 <br />acres. Parcel 3 to contain 43 acres. Parcel 4 to contain 43.8 acres. Parcel 5 to contain 64.9 <br />acres. Parcel 6 to contain 41.3 acres and a designated remainder to contain 41.1 acres. <br />The zoning is AG -40 (General Agriculture with a 40 -acre minimum) with a General Plan <br />Designation of AIG (General Agriculture) and OSIRC (Open Space). <br />The proposed designated remainder will contain the existing use of a large winery.. <br />The project is located on the northwest corner of Lower Sacramento Road and Jahant Road, <br />north of Lodi. <br />The Community Development Department has reviewed this application and has the following <br />comments: <br />Access & Circulation <br />Parcels 1 and 4 do not have access to a county maintained road. The proposed project must <br />meet the Development Title's minimum requirement for access. The following note must be <br />placed on the Parcel Map and also must be recorded as a separate instrument: <br />At the time of development of parcel 1 and 4, the entire length of the private right-of- <br />way for parcel 1 and 4 shall be constructed and maintained to the standards <br />required by Section 10.207 of the Uniform Fire Code and applicable San Joaquin <br />County Improvement Standards. (Development Title Section 9-1150.15[c]) <br />
