This zoning designation"is intended to recognize <br /> and preserve areas that contain existing concentrations of small-scale agricultural operations and <br /> dwellings" (www.co.san-joaquin.ca.us,2004). <br /> L (/1.2 Proposed Development <br /> According to information available at the San Joaquin County Community Development <br /> Department, the project consists of subdividing the'59-acre parcel into 12 five-acre lots. The <br /> existing and proposed parcels are depicted.in Plate 1. Ms. Griffith intends to sell all 12 lots <br /> (Personalcommunication,communication, October 28,2004). <br /> //1.3 Site Vicinity <br /> LA site vicinity map is included in the appendix of this report as Plate 2. <br /> /L4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> L2.0 PRESENT AND PAST USES OF THE SITE <br /> ✓2.1 Past and Present Site Use <br /> The Site is currently planted with vineyard and walnut orchard, though these crops are not being <br /> actively maintained. According to Ms. Griffith,the vineyard and orchard were planted at least ten <br /> years ago (personal communication, October 8, 2004). A residence, shop,domestic well, and several <br /> outbuildings were recently demolished at the northern end of the property. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> i/ 3.1 Existing On-Site Septic Tank Usage <br /> No septic systems currently exist on the Site.
