Previously Approved Conditions <br /> Site Approval Application No. PA-02-12 was approved by the San Joaquin County Community <br /> Development Department on February 21, 2002. The effective date of approval is March 3, 2002. <br /> This approval will expire on September 2, 2003, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller, 488-3228) <br /> a. IMPROVEMENT PLAN: Submit an "Improvement Plan". The Improvement Plan must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details (including gates), on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the Site Plan <br /> review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is a Site Approval to allow the Custom Agricultural Manufacturing <br /> use type at an existing facility. The Custom Agricultural Manufacturing use type includes the <br /> manufacturing and repair of customized agricultural equipment where such equipment is primarily <br /> used to support the agricultural economy. Customized agricultural equipment includes specialty <br /> agricultural equipment which is not commonly available to farmers on the retail market. This <br /> approval is also for an expansion of a previously approved farm machinery repair business as shown <br /> on the revised Site Plan dated February 5, 2002. The proposed use will be located on 2.54 acres of <br /> a 10-acre parcel. (Use Types: Custom Agricultural Manufacturing and Equipment Sales and Repair; <br /> Farm Machinery Repair) <br /> c STORM DRAINAGE: All storm water drainage shall be retained on the site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Improvement Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. (Development Title <br /> Section 9-1135) <br /> d. MANUFACTURING: Industrial activities shall be conducted entirely within enclosed buildings. <br /> e. HOURS of OPERATION: The hours of operation for the facility shall be between the hours of 7:00 <br /> a.m. and 7:00 p.m. Deliveries shall occur only during business hours. <br /> f PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties.
