Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin, 468- <br /> 3144) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT". The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST'for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b) APPROVED USE: This approval is for a temporary corporation yard for the parking <br /> or storage of ten trucks (truck tractors) and 20 trailers (semi-trailers); and the <br /> construction of an 8,100 square foot maintenance building, as shown on the Plan <br /> dated September 25, 2008. The proposed single family residence is not permitted. <br /> (Use type: Temporary Corporation Yard [Development Title Section 9-605.5]) <br /> (1) TEMPORARY USE: This permit is for a temporary use. This permit <br /> becomes void when one or more of the following occurs: <br /> (a) All Quarries within 2 miles of the project site have stopped excavation <br /> and processing activities. <br /> (b) The Site Approval application has been approved for over 18 months <br /> and the project site has not been used for its permitted use for one <br /> year or longer. <br /> (2) USE RESTRICTIONS: This approval is restricted to the maintenance, <br /> storage, and parking of trucks and trailers used exclusively for the hauling <br /> of materials to or from quarries located within 2 miles of the project site. <br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. <br /> If the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-1245.2) <br /> d) STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. (Development Title Section 9-1135) <br /> e) PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas for automobiles shall <br /> be surfaced and permanently maintained with base material of appropriate <br /> depth and asphalt concrete or Portland cement concrete to provide a <br /> durable, dust free surface.
