r n <br /> (2) A minimum of 12 automobile parking spaces shall be provided, including <br /> one (1) accessible space, which shall be van accessible. Accessible <br /> spaces shall be located as close as possible to the primary entrance <br /> (C.C.R., Title 24). <br /> (3) All parking spaces and all major circulation drive lanes for trucks and <br /> trailers shall be surfaced and permanently maintained with a minimum of <br /> two (2) inches of asphalt concrete over an appropriate base. Bumper <br /> guards shall be provided when necessary to protect adjacent structures <br /> or properties. All other areas that are used for vehicular traffic shall be <br /> surfaced and permanently maintained with a chip seal. Aggregate base <br /> may be used for trailer storage areas. <br /> f) LOADING: One (1) loading space shall be provided. The space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may be used in <br /> lieu of the loading space as long as maneuvering areas for delivery vehicles are <br /> provided. (Development Title Section 9-1015.6) <br /> g) ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25)feet for <br /> 'two-way aisles and sixteen (16) feet for one-way aisles, except that in no <br /> case shall driveways designated as fire department access be less than <br /> twenty (20) feet wide. (Development Title Section 9-1015.5[h][1]) <br /> h) LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting <br /> shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard <br /> to motorists. (Development Title Section 9-1015.5[g][41) <br /> i) LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right- <br /> of-way width of Koster Road, shall be installed across the frontage of the <br /> project site. (Development Title Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other facilities shall be landscaped. (Development <br /> Title Section 9-1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded <br /> from traffic and kept mowed and dust free. <br /> 4 <br />
