Frv. Page 8 ^
West Lauffer Road Property
February 16,2006 x
Job No. 2836-001
gas well (McCormick 41-36) site was observed just south of the property. The off-site McCormick w
` #1-36 gas well includes a 250-gallon above-ground diesel storage tank for a backup power generator;
the tank appeared in good condition with no obvious evidence of leakage. Communications with a –•
Royal Energy Company representative, Mr. Ernest Nettles, indicates that he is unaware of any
problems associated with the McCormick#1-36 well site, and that this site is maintained in
accordance within State and County guidelines. Our reconnaissance of the immediate vicinity
identified no present conditions or activities of environmental concern adjacent to or very near the
subject property.
HISTORICAL USE INFORMATION –
PAST SITE USAGE
General
/Our research into past on-site uses has included review of readily available aerial photographs, USGS
topographic and quadrangle maps, and communications with individuals knowledgeable of the
subject area. Communications with long-time area resident and property owner Mr. Bruce Towne
indicate that, prior to his family purchasing the property over 50 years ago, the subject property was -^
once part of a larger area of land that included primarily vineyards. Mr. Towne stated that his family
has continued vineyard farming, with the exception of the far northwestern portion of the site, which :
has historically supported a pear orchard.
10 /The southwesterly rural farm residential area was reportedly developed in the early 1900's; since that
time several mobile homes and small outbuildings also have occupied this southwesterly residential
area. The original residence on the northwestern portion of the subject site was reportedly razed and
replaced by a larger home in the early 1970's. Additional structures were added to the northwestern
residential area in the early 1990's,which included a modular home and garage. _
6 /During the early 1960's through the mid-1970's several test wells for natural gas were drilled on the
subject property. Communications with a long-time area driller, Mr. Ernest Nettles, indicates that
small "chart houses",used for well logging purposes, were constructed on the property during drilling
activities and were razed after the wells/pits were abandoned. t
fA KMUV UPN Channel 31 transmission tower was constructed on the property in the early 1980's;
Frr the tower was moved approximately one mile northwesterly of the subject site near the Delta Cross
Channel in the early 1990's. The former transmission tower's equipment building is now used for the — -
storage of domestic and general maintenance supplies.
Historical Aerial Photography and USGS Quadrangles
/Readily available historical aerial photography dating back to 1952 and USGS quadrangles dating back
to 1952 have been reviewed to evaluate whether past usage of either the subject property or general
vicinity is environmentally noteworthy. Aerial photographs dated 1952, 1963, 1971, 1984, 1993, 1999,
2002, and 2004, and USGS quadrangles dated 1952, 1978, and 1990, generally confirm that the ,
property has supported agricultural (vineyards and orchards) and rural residential/farming activities for
more than 90 years. Copies of selected aerial photographs are presented on Plate 5.
frit
