t 1 <br /> 5.0 INTERVIEWS <br /> iew with Property Owners ' <br /> 5.1 Interview <br /> Ran McManis was interviewed by telephone on December 20, 2010. At this time, he <br /> indicated that he has owned the Site since February of 2007. He has some prior <br /> knowledge of the site, however, because he has been buying property in the area for <br /> some time. Mr. McManis indicated that the Site was a vineyard when he purchased it; <br /> based on the vine size, he believed it had been planted in 1996 or 1997. He recently <br /> replanted the entire Site. <br /> Mr. McManis stated that the two-acre area in the southeast corner of the Site was a <br /> Lifetime Estate with a residence, garage, and barn. When he purchased that area, he <br /> cleaned it up, remodeled the residence, removed the garage and barn, and constructed r <br /> the shop. He indicated that the former owners stored agricultural chemicals in a vehicle <br /> which has been removed from the Site, rather than in a storage building. <br /> Mr. McManis had two Phase I Environmental Site Assessments (ESAs) completed for <br /> the Site, one before the cleanup of the residential area and one after. The first Phase I <br /> ESA was not available for review; Mr. McManis indicated that it noted old concrete, <br /> construction equipment, and minor soil stains in the residential area. These issues C <br /> have since been remedied, he reported. No underground storage tanks were noted in <br /> the Phase I ESAs, he stated. Mr. McManis provided the second Phase I ESA for review <br /> (Section 6.1, below). <br /> Mr. McManis stated that one domestic well and one i resent on the <br /> Site; both predate his ownership. A second, no -operational irri=cted <br /> well is also <br /> located on the Site. Mr. McManis indicated that a w r the well and <br /> determined that part of the casing might have broken. They placed a camera down the <br /> well and observed trash and debris placed there by the former owner. The well was <br /> then capped at approximately five feet below ground surface. <br /> According to Mr. McManis, when he purchased the Site there was a rock driveway <br /> leading off Liberty Road to the west of the current structure area. This driveway was for <br /> a proposed house that was never constructed. <br /> Mr. McManis was not aware of any automotive maintenance activities, dumping, or <br /> other environmental issues on the Site. <br /> LOG Ell 033 Page 4 <br />
